Lake Tinaroo, Atherton Tablelands, North Queensland, Australia

•  120 acres  •  Lake Frontage  •  2 Houses  •  1 Houseboat

Location

• LakeView is located 35km south-west of Cairns and just over an hour from Cairns International Airport, North Queensland.
• 700m above sea level on the scenic and fertile central region of the Atherton Tablelands.
• 15min drive to the charming country town of Atherton with full shopping & business facilities.
• 3km to Kairi village with a small general store, post office and a restored hotel serving excellent farm-sized lunches and dinners.
• 600m of beautiful shoreline fronting onto spectacular Lake Tinaroo and 1.4km of road frontage.
• LakeView Farm and both comfortable homesteads have the preferred north-westerly aspect with impressive views over the lake, world heritage forests and mountain ranges.

Property

• 46.52HA (120 acres) of rich red volcanic soil, many metres deep.
• 2 comfortable farm homesteads: 1 x 3 bedroom and 1 x 2 bedroom plus a large shed, all built with solid masonry block to cyclone specifications.
• LakeView is planted with improved tropical grass and legume pastures for cattle.
• Well-fenced into 7 paddocks with sturdy concrete water troughs.
• New steel cattle yards with dip-galvanised jackaroo cattle crush.
• High quality, well-maintained boundary and internal fencing.
• Undulating land with contour banks to manage water runoff and prevent soil movement.
• Good on farm well maintained roads.

Region

• Atherton Tablelands features mountains, rainforests, waterfalls, and tropical freshwater lakes, including two extinct volcanic craters and scenic Lake Tinaroo with a meandering 200km shoreline.
• Atherton Tablelands is one of the most biologically diverse regions in Australia. Annual rainfall varies from 900mm in the north to 1.8m central and 5m in the south.
• This results in a great diversity of farming and cropping with mangoes, lychees, bananas, coffee, sugar, cotton and beef cattle in the north; maize, peanuts, potatoes, avocadoes, blueberries and beef cattle in central areas; dairy and beef cattle and tea plantations in the south.
• There is a similarly great diversity of wildlife and birdlife across the region.
• The Tablelands Regional Council uses the slogan “Discover Perfection” when promoting our region.

Climate

• Nearly 50 years ago, we set out from Melbourne to find the best climate for living and farming on the east coast. LakeView is it!
• Tropical living has many advantages and one disadvantage – wet season humidity. Humidity is a coastal sea level feature. At 700m above sea level, the climate is semi-tropical with warm days and cool nights.
• Evidence of this: you couldn’t live through the wet season in Cairns or Port Douglas without airconditioning, whereas we and many of our neighbours have fire places.
• This property is encompassed by Lake Tinaroo on both sides which moderates our winter night temperature and protects our pastures from frost.
• Wet season (summer) days are mostly fine with rainfall late afternoon or at night.
• Tropical cyclones are a one in three to five year event here. They can be very damaging on the coast but this property is on the other side of the Great Dividing Range and Mounts Bartle Frere and Bellenden Ker, the two highest mountains in Queensland. In our 48 years on this property, we've experienced two severe cyclones, Larry & Yasi, with trees down but no damage or insurance claims on homes or shed, which are constructed to cyclone standard.
• From a farming perspective, we welcome coastal cyclones for the heavy rainfall that follows to fill our deep soil profile and lakes.

Activities For The Young & Young At Heart

• HEALTHY LIFESTYLE

Low population density, with fresh air and clean waters, are conducive to many outdoor activities. Our unique climate and location suit a healthy lifestyle particularly for the young and young at heart.

• LAKE TINAROO

Right on your doorstep, with 200km of shoreline, is one of Australia’s most scenic freshwater tropical lakes. With numerous sheltered inlets, this is the region's year-round playground for skiing, jet-skiing and wakeboarding, as well as the quieter pursuits of photography, bird watching, canoeing, and fishing.

• GREAT BARRIER REEF
Cairns & Port Douglas, the two most popular access points to the Great Barrier Reef, are about an hour and a half away with world-class diving, snorkelling, reef fishing and island hopping.

• MOUNTAIN BIKING
Exceptional mountain biking facilities are 15 minutes away.

• WALKING TRACKS
There are dozens of scenic, well-maintained walking tracks to explore, many under tropical rainforest, leading to waterfalls and platypus viewing.

• HIKING
There are challenging hiking trails across the region, including one to the summit of Mt Bartle Frere, Queensland’s highest mountain, usually undertaken with an overnight camp on the summit to experience sunset and sunrise.

• SWIMMING
Lake Eacham National park is a popular spot, featuring a volcanic crater lake with crystal clear water surrounded by rainforest.

• FISHING

Lake Tinaroo is home to a bucket load of World record barramundi catches. Enjoy year-round fishing with no closed season and no maximum size limit.

• SCHOOLING
Kairi Primary School is just 3kms away, which is noted for its community spirit. Atherton High School services the region with good facilities, including school bus pick up and drop off. James Cook University has a Cairns campus.

• HEALTHCARE

There are excellent medical facilities here including a new Atherton regional hospital presently under construction, just 15 minutes away.

• COMMUNITY

The community is a unique mix of farmers – many who have family ties to this area extending back more than 100 years – professionals and ‘tree changers’ – people who have moved from all over Australia and the world to live in this tranquil and special place.

Recreational Equipment

LakeView boasts over 600m of water frontage and one of the best-sheltered inlets on Lake Tinaroo, so on-water recreation is important and the following equipment is also included in the sale :

  • Cruising 6 berth houseboat 10m x 3.5m, built to Queensland survey specifications, with Yamaha high thrust 4 stroke motor and tri-axle trailer. Houseboat cruising with the comforts of home is the best way to explore the 200km shoreline and overnight on scenic Lake Tinaroo.

  • Aluminium pontoon and walkway which can accommodate three boats

  • Quintrex Eclipse Explorer 3.9m, built to Queensland survey specifications, with Yamaha 4-stroke motor and galvanised trailer. This craft is favoured for Barra fishing because of its stability for landing the big ones.

Trees

• Trees are an outstanding feature of LakeView. When we first purchased - nearly 50 years ago - there was only one mature tree; now there are about seven hundred.
• Fruit trees include multiple citrus, lychee, avocado and mango varieties, and a selection of exotic fruit trees.
• Shade trees for cattle in every paddock include native rainforest species.
• There's a collection of colourful and healthful trees from Asia, Africa and the Americas including some very rare species.

Farm Equipment

• All the equipment needed to operate LakeView Farm is included.
• Case 60B 4WD tractor with 4-way bucket and forks and 6-foot HD galvanised slasher.
• Kubota RTV x900 Buggy.
• Kubota lawn tractor Series T2290, cut width 48 inches (1219mm).
• Feeders, cattle handling equipment and a wide range of farm tools.

Cattle

• Carrying capacity varies with seasonal conditions and the age of cattle.
• We buy beef weaners at 200 to 300kg, grow and fatten them for 12 months.
Wet season (Dec to Apr) carrying capacity 90-100 head plus
Mid season (May to Sept) carrying capacity approx. 70-80 head
Dry season (Oct to Dec) carrying capacity approx. 50-60 head without feeding.
• Alternatively, LakeView would be ideal for a stud or breeding which is perhaps a more satisfying relationship with cattle. Carrying capacity would then be 50-60 cows and calves with some supplementary feeding.
• A third alternative would be to rent the grazing rights to a neighbour who would attend to the cattle. There is a strong demand for this agistment option, particularly with the excellent facilities.
• It is not practical to include cattle in the sale package because of seasonal variations in values and numbers, however cattle on hand could be purchased at independent market valuation.

Lifestyle Property &/or Investment Property

  • Land to the north and east of Lake Tinaroo is world-heritage and state forest, providing a permanent forest and mountain backdrop to our lake views.

  • Land to the west of Lake Tinaroo is agricultural land and there are two villages, Tinaroo to the north and Yungaburra to the south, both fronting onto Lake Tinaroo.

  • In recent years, the demand for residential land around the lake has led to developments - all the way from Tinaroo to just across the inlet from this property.

  • At the southern end of the lake, the change from agricultural use to residential use is more extensive.

  • At some future timing, the owners of LakeView may have the choice of continuing as a lifestyle property or moving to the higher value use of residential land, subject to approvals.

  • If part or all of this property were developed, blocks would be at the top of the price range because of the spectacular elevated water views.

  • LakeView also has a highly desirable north-westerly aspect.

  • Given our age, and that we have spent 48 years of our life improving LakeView as a lifestyle property, we have no interest in potential future development.

Valuation Guidance

• The guidance on the value of this property is from real estate specialists, based on the sale of an adjoining lifestyle property.
